Most property management firms use similar software to manage properties and payment flows from/to tenants and owners. We pride ourselves to be local, trustworthy and available 24/7 and to care for our client’s property as if it was our own. Having been part of the Hilton Head community for decades we have good relationships with vendors, cleaners, etc. and will always strive to obtain the best value for money when it comes to these services.
It is a hands on job where owners and tenants need to be served. Most of the work takes place locally where we can keep eyes on the property for all involved.
We market the property to prospective tenants through various relevant websites, Rent Café being the main one.
We compare the property with similar size properties in terms of bedrooms, bathrooms, amenities, location and general market conditions to determine a good monthly rental rate. After discussion with the owner the rate is then determined.
Before a prospective tenant can sign the lease we use a reputable credit agency to provide us with the credit rating. In addition a background check is performed to make sure the prospective tenants do not have a record.
The tenant then pays a late payment fee. If no payment is received after a warning we start an eviction process through the local courts.
The tenant will need to surrender the property at termination in the same state it was in at move in. Any discrepancies need to be remedied, other than normal wear and tear. Either the tenant manages and pays for this process or we do and the cost will go against the security deposit.
Before the 10th day of the month the rent is disbursed to the owner, provided that the tenant has submitted its monthly payment. Our management fee is deducted from the rent amount.
We perform indoor and outdoor checks of the property every 6 months and document this with pictures. These are shared with the owner.
Every 6 months we inspect the property and give the tenant 24 hour notice that this will take place.
With every repair/maintenance job, pictures are sent to the owner of the before and after status. We only perform maintenance work after approval of the owner when it exceeds $500.
We are on call 24/7.
If there are POA fees for local communities, the tenant is responsible for those fees as well as payments to utilities. The owner is responsible for general upkeep and taxes and transfers the utilities to the tenant upon move in.
